Policies & Client Terms
At Songbird Home Staging LLC, we are committed to providing high-level staging services that protect both our clients and our carefully curated inventory. The following policies are designed to ensure clarity, professionalism, and accountability throughout every project.
By engaging our services and submitting payment, you acknowledge and agree to the terms outlined below.
Non-Refundable Payment Policy
All staging fees—including deposits, design retainers, consultation fees, installation charges, furniture rental, labor, delivery, pickup, and accessory placement—are strictly non-refundable and non-transferable once payment has been received.
Payments are considered fully earned upon receipt due to immediate allocation of design resources, scheduling commitments, staffing coordination, transportation planning, and inventory reservation specifically designated for your project.
Changes in listing status, escrow delays, cancellations, market conditions, seller decisions, or postponed timelines do not qualify for refunds, credits, or reimbursement.
Vacant Property Requirement
Standard staging rates apply exclusively to vacant properties unless occupied staging has been expressly approved in writing by Songbird Home Staging LLC prior to installation.
Unauthorized occupancy, habitation, short-term rental activity, event hosting, or personal use of staged areas while inventory remains on-site is strictly prohibited and may result in additional fees.
Inventory Protection & Unauthorized Use
All staged furnishings, décor, artwork, rugs, lighting, and accessories remain the sole property of Songbird Home Staging LLC.
Staging inventory is intended solely for visual presentation and is not for daily use, sitting, sleeping, dining, storage, or entertainment purposes.
If inventory is used, moved, damaged, exposed to pets, smoke, food, liquids, children, tenants, guests, or occupancy-related conditions, the client will be responsible for all resulting charges, including:

Per-item misuse fees

Cleaning and restoration costs

Repair charges

Full replacement value for missing or irreparable items

Administrative and rescheduling fees
Access, Pickup & Rental Extensions
Clients are responsible for ensuring timely and uninterrupted access to the property for both installation and removal.
If pickup is delayed due to denied access, occupancy, lockbox changes, scheduling conflicts, escrow extensions, or any circumstance outside our control, rental extension fees will apply until inventory is successfully recovered.
Inventory remaining on-site beyond the contracted term automatically converts into an extended rental arrangement billed at the applicable rate.
Unauthorized Retention of Inventory
Retention, concealment, relocation, or refusal to release staging inventory beyond the contracted period constitutes unauthorized possession of company property.
Songbird Home Staging LLC reserves all legal rights to recover damages, replacement costs, attorney fees, court expenses, and retrieval-related charges where necessary.
Right of Entry for Inventory Recovery
Where legally permitted and contractually agreed, Songbird Home Staging LLC reserves the right to access the property for the purpose of retrieving staging inventory upon expiration, breach, termination, or nonpayment.
Clients are solely responsible for maintaining lawful access to the premises.
Chargebacks & Payment Disputes
Any chargeback, payment reversal, or disputed transaction initiated after services have been scheduled, inventory reserved, or installation completed constitutes a breach of agreement.
Clients remain liable for the original balance, dispute-related costs, collection expenses, and any legal fees incurred in recovering payment.

By submitting payment or engaging our services, you confirm that you have reviewed, understood, and accepted these policies in full.
