Non-Refundable Staging Policy

All staging fees—including deposits, design retainers, installation, furniture rental, and labor charges—are strictly non-refundable and non-transferable once payment has been made.
Staging services are priced and contracted for vacant properties only, unless occupied staging has been expressly approved in writing by Songbird Home Staging, LLC prior to installation.

1. Fees Earned Upon Receipt

All payments are considered earned upon receipt due to advance design planning, inventory allocation, delivery scheduling, and staffing commitments necessary to perform the work.
Client cancellations, listing delays, or changes in property status do not alter this policy or entitle the Client to any refund or credit.

2. Occupancy or Unauthorized Use

If, at any time before, during, or after installation, Songbird Home Staging determines that the property is occupied, used for short-term rental, or accessed for personal or third-party use without prior written authorization, the Client will be subject to additional fees to cover elevated risk and accelerated wear.
These fees may include, but are not limited to:

  • $500 per item of staged furniture or décor used, damaged, or exposed to occupancy conditions;

  • Daily or weekly rental extension fees for the duration of unauthorized use; and

  • Costs associated with cleaning, repair, or replacement of any affected inventory.

3. Retention or Conversion of Property

Any retention, continued possession, or use of staging inventory beyond the contracted period, or refusal to grant access for removal, constitutes unauthorized possession and conversion of company property, subject to legal action and recovery of all related costs, fees, and damages.

4. Removal Rights

Songbird Home Staging reserves the right to enter the property for the purpose of retrieving its inventory upon expiration or termination of the staging term or in the event of an refusal of any payment of any invoice , consistent with California property and contract law.

5. Disclosure and Compliance

This policy is clearly disclosed prior to payment and complies with California Civil Code § 1723, governing refund and return disclosures.

SMS Terms & Conditions 

Program name & description. Songbird Home Staging (“we,” “us”) provides SMS messages related to quotes, appointment scheduling, delivery/pickups, service updates, and occasional offers for customers who opt in.

Opt-in & consent. By submitting your phone number on our site and affirmatively consenting (e.g., checking an SMS consent box or texting a keyword to join), you agree to receive SMS messages from Songbird Home Staging at the number you provided. We may send automated or non-automated messages as part of this program.

Message frequency. Message frequency varies.

Charges. Message & data rates may apply.

Opt-out. You can opt out at any time by replying STOP. After you send STOP, we’ll send a one-time message to confirm you’ve been unsubscribed and you will no longer receive SMS messages from us.

Privacy. We respect your privacy. We do not sell or share your mobile opt-in data or consent with third parties for marketing or promotional purposes. We may share personal data (including your SMS opt-in/consent status) with vendors who help deliver our messages (e.g., messaging platforms, phone companies) solely to provide the service. Carriers. Carriers are not liable for delayed or undelivered messages.

Eligibility & changes. This program is intended for U.S. residents. We may modify or suspend the program or these terms at any time. Continued participation constitutes acceptance of changes.
